With the city constantly growing, it's tough to find the perfect Calgary real estate options in your ideal neighbourhood. You want to make sure you're close to the newest restaurants, best schools, exciting activities, and transit. While most residents already know about the bigger regions in Calgary, such as Downtown, the University area, or Kensington, we're here to talk about some of the lesser-known communities within those areas, and why you should consider these spots for your next move. 



#1 - Hillhurst

Belonging to the ever-popular region of Kensington, Hillhurst is one of the oldest communities in Calgary! Dating back to 1914, most Calgary real estate properties in this area are heritage homes built in the early 1900's, only to be lovingly restored within the past couple decades. One of the perks of this neighbourhood is that it's bordered to the northeast by SAIT, making it a prime location for students or faculty members. But that's just the beginning, and we're about to get to the best part of Hillhurst.

Foodies rejoice! This is one of the top neighbourhoods for Italian-inspired cuisine in the city. Locals love being steps from the best deli sandwiches from Peppinos and wood-fired pizza by the slice at Pulcinella's. Prefer a daily dose of gourmet beverages? Check out Hillhurst's local coffee houses, the likes of The House and The Roasterie. If you're wanting to become a part of a small community with a big personality, look no further  than the beautiful Calgary homes of Hillhurst.

#2 - Sunnyside

Here's another classic spot hidden within the Kensington neighbourhood. Located right in the heart of the region, Sunnyside features some of the oldest Calgary homes for sale in the city. Even older than Hillhurst, Sunnyside was incorporated into the city in 1904, giving it a fabulously unique charm that can be seen in the historic buildings lining its streets. With views of the Bow River and the Downtown skyline, it's no wonder that locals of Sunnyside homes rarely want to leave, meaning that these Calgary real estate options are quick to be snapped up by those familiar with Sunnyside. 

Why is this such a great community to live in, gorgeous views aside? Well, the age old adage of location, location, location rings true in Sunnyside. Residents of these Calgary homes revel in the fact that you don't need a vehicle to get around, making this community one of the most walkable in the city. A quick jaunt from the downtown core, coolest boutiques, and local pubs, it's a true "full-service" neighbourhood. Plus, if you're interested in "natural living", then Sunnyside is the place to be. The area is home to the first community garden in Calgary, and it also hosts the city's first pesticide-free park, making Sunnyside the perfect Calgary real estate option to keep your heart and mind healthy!

#3 - Canyon Meadows & Canyon Meadows Estates

Technically, these Calgary homes for sale make up two different communities in the Southwest region, but they both offer the same fantastic amenities and living options, with different prices and housing styles. While Canyon Meadows and Canyon Meadows Estates may not be as old as the previous contenders, they have still been around since the 1960s, making them incredibly well-established and stable communities. Pair that with convenient southern-facing access to the city's pristine Fish Creek Provincial Park, and you've got some of the most underrated and diverse Calgary real estate properties. The area isn't as walkable to city amenities, though it's mere minutes on foot to rolling hills, swimming, fishing, and hiking/biking trails, ensuring that outdoor-oriented residents never run out of things to do.

Fish Creek runs directly behind Canyon Meadows Estates to the south and west and offers breathtaking panoramic cliff-side views, justifying the Estate's significantly higher prices. While not filled with as many trendy boutiques and small shops, Calgary real estate owners in these neighbourhoods have the convenience of the Canyon Meadows Shopping Center just steps from their front door.  Another factor that is important to many residents are the 3 levels of school located within the community boundaries allowing their children to walk to school rather than being bused.   

Thanks to their prime locations, unique amenities, and promising future growth potential, the lesser-known status of these neighbourhoods make them the perfect choice for those hoping to grow within their new neighbourhood!
