Calgary’s East Village Development Update

Though the announcement came later than originally planned, having been delayed three weeks due to the flood, the Calgary Municipal Land Corporation has shared some exciting news about the East Village’s development. This area began its revitalization in 2009, and since then a variety of modern condominium developments have drawn home buyers to this inner-city neighbourhood.

The news that the CMLC had to share was that three tenants have been selected to reside in the Simmons building. Taking care to ensure the businesses chosen were a good fit with Calgary’s East Village, the team reviewed over 40 applications and conducted dozens of interviews with hopeful applicants. The chosen three were Phil & Sebastian Coffee Roasters, Sidewalk Citizen Bakery and Charbar (a new restaurant by the owners of Charant Roast House). These three businesses have the honour of forming the East Village’s new culinary destination, in the over one hundred year old Simmons building. This city landmark was once known as the Simmons Factory Warehouse, and played a role in the Second World War by manufacturing bedding for Canadian soldiers.

This culinary mini mecca is scheduled to open in spring of 2015, perfect timing as this is also when the 396 new condos by Embassy Bosa and FRAM+Slokker will be seeing their first residents move in. Later on in 2017, the development will continue, with the opening of a major inner city shopping center by RioCan. This urban center will be located on acreage formerly owned by the Calgary Police Association and there is talk of Loblaw Cos. Ltd. leasing some of the 300,000 square foot space to include a grocery store.

Between the transformation of the Simmons building to a culinary destination, and the RioCan shopping center, you can be certain that real estate in Calgary’s East Village will be more desirable than ever. This great location between the city’s downtown core and Fort Calgary will be sure to draw in a variety of home buyers looking for a trendy condo in a fabulous location, next to a bounty of sought-after amenities.
